What an EICR actually involves

An EICR is a combination of visual inspection and instrument testing across the installation: the consumer unit, earthing and bonding, socket and lighting circuits, and any outbuilding or outdoor supplies. Findings are recorded against standard codes so you can see clearly what needs doing and how urgently.

C1 means danger is present and requires immediate action. C2 means potentially dangerous and needs remedial work. C3 means improvement is recommended but the installation is not unsafe. FI means further investigation is required. Cameron explains each observation in your report in ordinary language, not just code numbers.

Landlords: the five-year requirement

Since 2020 landlords of rented homes in England must have the electrical installation inspected and tested at least every five years by a qualified person, provide the report to tenants and, on request, to the local authority. Any C1, C2 or FI findings must be remedied within 28 days, or sooner if the report states it.

Buying, selling or renovating

If you are buying an older property, an EICR is a sensible way to understand the condition of the wiring before committing to a new kitchen or a loft conversion. If you are selling, a recent report gives a clear record of condition. An EICR reports on condition at the time of inspection — it is not a guarantee, and no report can be promised as satisfactory in advance.
